At Aizer, every renovation, extension and custom home built is different from the last, meaning that each project requires care and attention to detail. To ensure we can keep our guarantees for quality and time-frames, we have implemented the procedures outlined in the following process model.
Each procedure is designed to be flexible enough to adapt to each project, whilst satisfying our objectives for time-frames, quality and budgets.
- Initial Contact
The first step to starting your project is to contact the Aizer Prestige office via: Phone: (07) 5535 0928 Email:
A member of our office team will take down all of the necessary details required to start a job file for you. - Site visit
One of our estimators will contact you to arrange a site meeting to discuss your ideas for the project. After this meeting we can arrange architects and designers to suit your budget and project. This site visit is free-of-charge and any advice given to you is yours without obligation to Aizer Prestige Projects. - Plans and Pricing
Once plans are received, we can produce an accurate price for all the works relating to your project. Since certification and the engineer’s design have not yet been finalized, the pricing is based on the architectural plans provided, as well as the detailed scope of works and specification which will be provided by Aizer. Note: the price supplied is a fixed price unless the certifier or engineer makes changes. - Contract Documents
Upon your acceptance of the quotation provided, Aizer will then forward a Housing Industry Association (HIA) standard building contract to you. This contract sets out all the rules, regulations and expectations for both you the client, and for Aizer Prestige Projects (further information on these contracts can be sourced by contacting your local HIA office). In addition to the contract, a detailed colour selection/specification will be sent to you. This selection is designed to assist you in selecting all materials, finishes and items to be used in the project. An invoice for deposit will also be forwarded to you at this time. - Certification
At this stage, your documents are submitted to the certifier, the council and the engineers. This stage of the process can take anywhere from 3 weeks to 8 weeks depending on the applications required. - Preliminaries & planning
Once your documents are received at the Aizer Prestige office:
a) Your project will be assigned to our Construction Manager;
b) The contract price can be confirmed, taking into account any changes required by the engineers or certifier. These changes will be factored into the contract price and submitted as variations to the original plan.
c) Aizer Prestige will organise an appointment for you to meet with our construction staff on site. At this meeting, they will discuss the entire project with you and supply you with a written schedule for the project. They will also confirm with you all items on your plans and colour selection. The purpose of this site meeting is to ensure that all parties are working toward a common goal, and that you can completely understand what to expect over the duration of the project's construction. - Under construction
At this stage we are ready for site start. Your assigned supervisor will request an appointment be set for a fixed time each week throughout the building process. Our construction manager will also attend this meeting regularly. We try to allocate this time as it is important we keep you informed of the progress of your project, and to update you on any changes to the project schedule. As progress claims fall due, they will be discussed at this meeting and then given to you for payment. If progress payments are not paid within specified time-frames, all works will stop until full payment is received. - Variations
Variations to the plan are a part of the building process. Aizer Prestige does not charge for items missed in the initial quote and does charge for changes or for items that are unforeseen in the planning stage. To ensure that you understand what is involved with any variation, a detailed costing is produced and submitted to you for approval before any changes are made. - Completion
Just prior to completion a full inspection of your project will be undertaken between the supervisor and our Construction Manager, any remaining works or any defects will be noted and scheduled for immediate completion, once this is done you will be requested to walk thru the project with our staff to ensure you are happy with final outcome. At this stage the final invoice will be presented and upon full payment all keys, instruction manuals and warranty information will be provided.
