Unlike project homes every Renovation, Extension or custom home we build is different from the last, to ensure we can keep our guarantees for quality and timeframes we have implemented the following procedures.
Each is designed to be flexible enough to adapt to each project while maintaining our goals for timeframes, quality and budgets.
- Initial Contact - Contact our office via phone 55350928 or email or office staff will take down all necessary details and create a job file
- Site visit - One of our Estimators will contact you to arrange a site meeting to discuss your ideas, from this meeting we can arrange architects and designers to suit your budget. This first visit is free and any advice given is yours with no obligations to us
- Plans and Pricing - Once plans are received we can produce an accurate pricing for all works relating to your project, as certification and engineers design have not yet be finalized the pricing is based on the architectural plans provided and the detailed scope of works and specification we will provide. Note: the price supplied is a fixed price unless the certifier or engineer makes changes.
- Contract Documents - On acceptance of the quotation we will then forward a HIA standard building contract to you, this contract sets out all the rules, regulations and expectations for both our clients and for Aizer. Information on these contracts can be found by contacting your local HIA office. In addition to the contract a detailed colour selection / specification will be sent to you, this selection is designed to detail all materials – finishes and items to be used in the project. An invoice for deposit will also be forwarded to you
- Certification - At this stage we then submit all documents to certifier, council and engineers, this stage of the process can vary from 3 weeks to 8 weeks depending on the applications required.
- Preliminaries & planning When our office receives all of the above items:
A) Your project will be assigned to our Construction Manager;
B) The contract price con be confirmed with any changes required by engineers or certifier priced and submitted to you as variations
C) An appointment between yourself, and our construction staff will be made. At this meeting they will discuss the entire project and supply you with a written schedule as well as confirming all items on your plans and colour selection. This site meeting is to ensure that all parties have the same visions and are working towards a common goal. - Under construction - At this stage we are ready for site start, your assigned supervisor will request a appointment be made for a fixed time each week throughout the building process, this meeting will also be attended by our construction manager on a regular basis. We try to allocate this time to keep you informed of the progress and to update you on any schedule changes. As progress claims become due the will be discussed at this site meeting and then given to you for payment. If progress payments are not paid with specified timeframes all works will stop until full payment is received
- Variations - are a part of the building process; we do not charge for items we missed in our initial quote, we do charge for changes or for items that are unforeseen in the planning stage. To ensure you understand what is involved with any variation a detailed costing is produced and submitted to you for approval before any changes are made.
- Completion, just prior to completion a full inspection of your project will be undertaken between the supervisor and our Construction Manager, any remaining works or any defects will be noted and scheduled for immediate completion, once this is done you will be requested to walk thru the project with our staff to ensure you are happy with final outcome. At this stage the final invoice will be presented and upon full payment all keys, instruction manuals and warranty information will be provided
